Concord Fence Company Planning Guide

Get the posts, grading, and drainage right before you choose a panel style.

Document the condition

Note the location, when it started, how it's changed, and any past work. Photos and rough measurements make the first call more useful.

Read the local context

Almost everything that goes wrong with a fence project is settled before installation. Establish the boundary properly -- in the newer subdivisions the lines are recently platted but drainage and utility easements often run along the rear and side edges, and a fence inside one can be required to come out. In the older neighborhoods the boundaries are long settled but rarely marked, so a survey is the cheap step. Then check for recorded covenants governing height, material and style, which reach further than city rules do.

Ask what will be hidden

A durable fence scope accounts for survey boundaries, utility locating, easements, grade changes, post depth, drainage, gate loads, material movement, and any neighborhood rules. A written scope should say exactly what grading and post-setting work happens before the panels go up and hide it.

Compare complete scopes

Weigh protection, access, materials, permits, testing, cleanup, exclusions, warranty terms, and change orders across every Concord proposal.

What official local sources add

Two of these records reach a fence and one barely does. Historic-district review can govern height, material and appearance on a designated property, which is settled by address rather than by how the block looks. The stormwater information matters physically: a run set across a mapped drainage path or a swale that serves neighboring lots will obstruct it, and that problem surfaces in the first heavy rain rather than at installation. Floodplain mapping rarely reaches a fence, though it is worth knowing if the rear of the lot is in it.
